S A ASSOCIATES started with one person — Himanshu, a motorbike, and a single parcel of land he'd walked and verified himself. The company has grown since, but the way it operates hasn't: he still visits every new site personally, verifies every title himself, and stays reachable long after the papers are signed.

We sell land — nothing else. Residential plots, commercial plots, and investment parcels, in areas we actually know. Every plot we list has been walked, checked, and cleared personally before it ever reaches a buyer.

Himanshu started S A ASSOCIATES in 2023 with a simple belief — that buying land shouldn't feel like a gamble. In a short time, 183+ plots later, he still walks every new site himself before it's listed.

Before founding S A ASSOCIATES, he spent 4 years at Cognizant, where he built a strong foundation in structured processes and client service. He carried that same discipline into real estate, building this company around clear paperwork, honest pricing, and no surprises.

Once you've chosen a plot, we verify the title and prepare the sale agreement. Registration happens at the local sub-registrar office, and we coordinate the entire appointment and paperwork with you — you just need to show up and sign.

Are the plots title-verified?

Yes. Every plot we list is personally walked and legally verified by our team before it goes up for sale — clear title, no encumbrances, no surprises.

Can I book a site visit before deciding?
